The 3-hour workshop presents why Zoning is a key element in all (CRE) Commercial Real Estate transactions, no matter the size and scope.  Understanding Zoning as it relates to commercial property is essential  for commercial real estate investors and developers. Part 2: Boundary Survey Tells a Story

A Boundary Survey is an important document used in all CRE transactions to formally define the boundaries of a property.  It focuses largely on defining the corners of a parcel of land.  People generally commission boundary surveys, before buying, dividing, improving, or building on land. It is one of many documents used during the Due Diligence process during the purchase of Vacant Land.

Part 3: How to Calculate Density in Vacant Land
June 2nd from 9:30am to 12:30pm

Calculating density or the potential development size for a subject property is an important initial piece, while evaluating the purchase of land.  Essentially, it is the amount of development per acre permitted on a parcel under the applicable zoning, commonly measured as dwelling units per acre (du/ac).  This workshop will show the CRE Agent the basics on how to calculate density by way of the Miami 21 Zoning Code, Miami-Dade and Broward County Codes.

Part 4: The Zoning Hearing Process
June 9th from 9:30am to 12:30pm

A Zoning Hearing Process is required whenever a property owner or lessee desires to change the use of land.  The request is made by applying for a public zoning hearing.  Zoning Hearings are required for approval of all new proposals, and all development plans for a proposed use of land or proposed structure that have been disapproved by staff.
This important workshop  is a must for any CRE Agent, as it will take you in a visual informational presentation of the required process. Zoning Hearings periodically become the focal point in a CRE transaction.

Part 5: CRE and the Entitlement Process
June 16th from 9:30am to 12:30pm

The Entitlement Process is the process through which a real estate developer or land owner seeks the right to develop (or redevelop) property with governmental approvals for zoning, density, design, use and occupancy permits.  The workshop will explain this important CRE process within the Due Diligence phase.  Understanding the real estate development process, converting a piece of land into a new retail center or office building may seem as easy as clearing some dirt, placing the foundation, and finalizing the construction of the building.

Part 6: The Alcohol Beverage Permit Process in Real Estate
June23rd from 9:30am to 12:30pm

In order to sell alcohol in Florida, there are two requirements that must be met, permission from the local government - county or city. And a license from the State of Florida Division of Alcoholic Beverages and Tobacco, DBPR, ABT.  In Florida, the process is varied, with different ways that local government control the sale of alcoholic beverages. Approval to sell is typically granted if the property is zoned commercial and meets certain distance separation requirements that are established to presumably ensure that no adverse impact occur on surrounding areas resulting from the sale of alcohol.
Additionally, within the hospitality industry, including Bars, Hotels, Lounges and Adult Entertainment facilities of the industry will be explained as another Asset available for selling in Florida.

Jose Garrido

With over 25 years in the Real Estate, Zoning/Land Use and Construction  Project Management fields, Jose Garrido presents a 2 Part Lecture Series in the Area of Zoning and Land Use and how it relates to Real Estate.
After working in the early 1980’s with the City of Miami Planning Department as part of the first Rapid Transit Planning Office (Today Metro Rail) Architectural and Development firms in Miami, as Planning and Project Designer and Technician, he was a part of the growing trend of what is Miami Dade County today. He received his education from Miami Dade College and the University of Miami. Also has completed Zoning Studies Certificates from the Ohio State University Urban Planning Department. He is licensed to practice Real Estate in the State of Florida.

He later worked with private Architectural and Real Estate Development firms in South Florida, where he participated in the zoning/planning, architectural conceptual design and development phases of residential, commercial and industrial projects as architectural Sr. Designer.
He has been a Council Member of the Miami Dade Zoning Appeals Board where he participated and voted on over 600 Zoning Applications of  diverse uses and development, residential, commercial, institutional, industrial, among others. Currently heads the Commercial Real Estate Division at One Stop Realty in Miami and continues consulting in Zoning and Code Enforcement matters for private and corporate clients in the South Florida area.

He is also a member of the Miami Board of Realtors and founding president and Board Member of the Westchester Miami Dade Chamber of Commerce.
