Understanding Commercial Zoning and How It works in Real Estate

This course introduces the basic techniques of zoning and land use regulation in Miami Dade County today with an emphasis on regulations that support sustainable development patterns. Attention is given to Commercial Real Estate and Development and incidence of a variety of zoning and land use regulations, from the comprehensive plan to advanced techniques including growth management and recent sustainable zoning practices. 

Of interest is a focus on the practical questions of what works, what doesn’t, and why? Guided by a wide range of sources the lecture is structured incorporating the following five areas in Commercial Real Estate properties: 1) General Land Use Regulations 2) Zoning designations and regulations 3) Growth Management 4) Development Fees 5) Regulation of Form Based Codes. 6) The Zoning Hearing Process and Contract Phase

The lecture program presents an introduction to the subject theory and practice. Topics include the comprehensive plan, subdivision regulations, zoning principles and practice (history and general practice), sustainability (defined), town planning, sustainable zoning and development codes, growth management (state and local), and aesthetics and design regulations (including signage ordinances and form-based zoning).

Jose Garrido

With over 25 years in the Real Estate, Zoning/Land Use and Construction  Project Management fields, Jose Garrido presents a 2 Part Lecture Series in the Area of Zoning and Land Use and how it relates to Real Estate.
After working in the early 1980’s with the City of Miami Planning Department as part of the first Rapid Transit Planning Office (Today Metro Rail) Architectural and Development firms in Miami, as Planning and Project Designer and Technician, he was a part of the growing trend of what is Miami Dade County today. He received his education from Miami Dade College and the University of Miami. Also has completed Zoning Studies Certificates from the Ohio State University Urban Planning Department. He is licensed to practice Real Estate in the State of Florida.

He later worked with private Architectural and Real Estate Development firms in South Florida, where he participated in the zoning/planning, architectural conceptual design and development phases of residential, commercial and industrial projects as architectural Sr. Designer.
He has been a Council Member of the Miami Dade Zoning Appeals Board where he participated and voted on over 600 Zoning Applications of  diverse uses and development, residential, commercial, institutional, industrial, among others. Currently heads the Commercial Real Estate Division at One Stop Realty in Miami and continues consulting in Zoning and Code Enforcement matters for private and corporate clients in the South Florida area.

He is also a member of the Miami Board of Realtors and founding president and Board Member of the Westchester Miami Dade Chamber of Commerce.
