This course uses a unique approach to evaluating the viability of the various conventional measurements of value, yield, and return in investment real estate.  First, "16 contributing elements to value" are identified.  These consist of all of the possible inputs that an investor would want to consider in investigating the value of a potential investment property.  Then the following methods of evaluation are defined and discussed relative to: how many of the 16 contributing elements are considered in the calculation of that particular method; their relative merits and pitfalls; their practical application and usage in the marketplace; and what types of properties and investors with which they are most effectively used.

  • Capitalization Rate
  • Cash on Cash
  • Equity Rate of Return
  • Internal Rate of Return
  • Financial Management Rate of Return

There are also chapters on:

  • Cost Recovery
  • Capital Gains Taxes
  • Passive Loss Restrictions
  • At Risk Limitations
  • Compounding and Discounting

Each chapter has excellent examples, and all but a couple have case studies, which he students do together in small groups from their 105 page manual/workbook.

While a financial calculator is highly recommended, it is not absolutely necessary to participate effectively in this course.  I teach concepts, not key strokes!!!  The recommended calculator is any HP, preferably the HP 10BII.

Frank W. "Chip" Meyers III Biography

Chip was born and raised in Abilene, Texas.  After graduating from Baylor University in 1968, he joined the U.S. Navy.  He spent a total of 9 years in the Navy flying single seat, supersonic, jet fighters.  He flew 87 missions from the deck of the USS Oriskany during the Viet Nam War, and accumulation almost 200 carrier landings.

After leaving the Navy in 1977, he started his career in commercial real estate.  He was a broker in San Diego, Ca. for almost 4 years, and then spent almost 11 years as a broker and manager in Albuquerque, NM.  For 8 of those years he managed the largest commercial firm in the state- 45 sales people.  He also worked for 3 years on Section 42 Low Income Housing Tax Credit properties.

He then spent 5 years in the wholesale sporting goods business managing a sales staff which sold approximately half a million dollars a day to retail stores all across the country.

Then in 1996 he started his 20 year career in teaching Income Property Analysis.  Since 1996 the Chip has conducted over850 seminars, in 30 different venues, in 9 different states, for over 17,500 students.  He is an acknowledged expert on analyzing "the numbers" on investment real estate.
