The Tax Certificate Sale is a public auction for investors to earn interest on paying other people's property taxes and the right to apply for a tax deed if the Tax Certificate is not redeemed.  The Tax Certificate represents a lien on the property for unpaid real estate taxes.  The Tax Certificate is auctioned off to the bidder who is willing to accept the lowest interest rate.  Any time after April 1, 2019, two years have elapsed since April 1 of the year of issuance of the tax certificate, and before the expiration of seven years from the date of issuance, the tax certificate holder is entitled to submit an application for a Tax Deed for the property.  The Applicant is not guaranteed title to the property.  This will be determined by the Tax Deed Section of the County upon completion of the Tax Deed Foreclosure Sale.

 

Topics include:

  • On or about May 1, 2017, the County publishes a list of properties that have not paid their 2016 real property taxes.
  • On or before June 1, the Tax Collector is required by law to hold a Tax Certificate Sale.
  • Interest accrues on the Tax Certificate from June 1 until the taxes are paid.

For four years in a row, Jeff Cynamon is the Co-Chair of the Real Property Committee for the Dade County Bar Association.  Jeff Cynamon has represented clients regarding tax certificates and tax deeds since 1998.  He is Special Counsel to the City of Hialeah Gardens, a former Senior Attorney with the State of Florida Department of Transportation.  He represented Broward County with the expansion of the Ft. Lauderdale International Airport, the Miami Dade County School Board with the expansion of schools and the Hialeah Housing Authority.  Jeff Cynamon has represented several hundred property owners and businesses in eminent domain and other cases protecting private property rights.  He has also successfully conducted several hundred real estate closings.  Jeff Cynamon was born and raised in Miami, has an engineering degree from the University of Florida, a law degree from St. Thomas University and is married to Miami Dade Circuit Court Judge Abby Cynamon.
