Understanding the Closing Process

Have you ever gone under contract after showing property to a buyer for weeks or months only to have the closing fall apart on you and you didn’t understand why?  
Knowing the role of the title company, lender, appraiser and property inspector will help you be proactive instead of reactive when issues arise before closing.   Impress your clients and peers with your knowledge of everyone’s role in the transaction and help your buyers and sellers feel more comfortable throughout the process.

Among other important topics, the class will cover:

-Communicating with the lender to ensure a smooth loan process:
 -Contractual application deadlines and providing information relevant to the loan.
 -Providing access and scheduling the appraisal.
 -Different stages of a loan from processing to underwriting to loan commitment to clear to close.
 -Receiving the Closing Disclosure and reviewing for accuracy. 

-Communicating with the title agent to ensure a smooth closing:
 -Understand how to read the title commitment.
 -Understand how to read the lien search.
 -Common issues that arise in title commitments, lien searches and surveys that could delay closing.
 -Providing association, processing or other fees to the closing agent to ensure an accurate Closing Disclosure. 
 -Coordinating the closing and final walk through. 
 -What needs to happen after the big stack of documents is signed for your buyers to get keys and you to get your commission check?
