Whether it's that duplex around the corner, the standalone CVS Drug store, or the regional shopping center, someone owns them, someone operates them, and someone brokered the deal. To you and me, they are simply "there". This program takes into account why they work, and sometimes why they don't. It all starts with the numbers, whether it's the pro forma, the construction costs, entitlements and zoning, or the operating expenses, necessity of "other" driven attractions. In the case of Lowes and Home Depot they do fine as standalones because they generate their own single purpose need. From there we go into what makes a good deal "good" and then what are the laws and rules regarding commercial tenants.

- The essentials of investment analysis
- You'll learn how to interpret terms like NOI, ROI, ROE, IRV, CAP RATES etc.
- You'll also learn how to evaluate and value investment properties using an actual 7 unit building and the analysis tools available thru RPR.
- Review the FR Commercial purchase contract, Optional Clauses and Vacant Land Contract

Steven David
Steve has been part of the GRI faculty for over 26 years, consistently scoring in the top 2% of the entire 60-instructor faculty. He also has spoken at the National Association of Realtors Education Directors meeting as well as the NAR Education Director’s Workshop. He has spoken at the AEI Institute, RAPDD program in Wichita and several state association conventions including Tennessee, Wisconsin, Maryland, and Florida. He has served as Chairman for Professional Development twice, was ‘State Educator of the Year’ in 1997 and served as Chairman of the FAR Leadership Academy. Steve started in the real estate sales business in 1974 quickly rising to the top producing salesperson in CENTURY 21 Real Estate in Florida, selling over 100 million dollars in residential real estate during a 4 year period. That same year he started investing in real estate, and over 40 years later has owned or managed over 600 properties.
