China is one of the fastest growing segments of South Florida foreign buyers. Chinese buyers represented 2 percent of all international closed sales in Miami-Dade and Broward counties in 2014. That is a 50 percent increase from 2012 and 2011 when China comprised 1 percent of transactions.

The world's most populous country with 1.7 billion residents, China has long been a top investor in American properties based on annual closed transactions. Over the 12 months ending March 2015, buyers from China purchased U.S. properties estimated to total $28.6 billion in value, an increase from $22 billion a year ago (based on information from NARs 2015 Profile of Home Buying Activity of International Clients). Purchases by Chinese buyers accounted for approximately 28 percent of total international sales in dollar volume.

For Realtors in Miami, a top destination for foreign buyers, understanding and appreciating cultural differences in business is of vital importance for long term success. Knowing and being sensitive to these differences can certainly make or break a business deal!

John Diep

John Diep is the regional manager and the Director of Asia/Pacific Region in the International Trade & Development unit of Enterprise Florida Inc., the principle economic development organization for the State of Florida.

John provides export assistance to Florida companies by providing trade counseling and working closely with Enterprise Florida’s 15 overseas offices to promote Florida products and services worldwide, mainly through trade shows, export sales missions and trade grants. John has been travelling overseas extensively to promote trade and foreign direct investment with Florida, especially for high-tech and professional services industries.

Previously from private industries of industrial and consumer import/export background, John Diep has also served as an adjunct professor of International Business at Florida Atlantic University, and has been a frequent lecturer on business development and international trade at many south Florida universities and chambers of commerce.

A Certified Business Analyst and Certified Professional Manager, John completed his MBA and post-MBA programs at the Baruch Graduate School of Business in New York City.
