Sellers Prior Title Insurance Policy: The seller should have his own prior policy available, and the title agent in the sale of the property will be able to use it as a base for them to create the title commitment. The seller might also consider updating his title policy prior to entering into a contract, so that the seller can deal with any issues prior to entering into the contract.

Leases, Rent Roll, Income and Expense Reports, Licenses and Service Contracts: All buyers are going to need to review these items, so the seller should get them organized in a manner that is easy to deliver to the buyer.
